Most flat roofs do not fail because the covering wore out. They fail because the build-up underneath was wrong: no ventilation, no insulation, moist air condensing on cold timbers until the deck rots from below.
That is why we talk about warm roofs. Insulation goes above the deck, the whole structure stays at room temperature, and condensation never gets a foothold. It is the difference between a roof that lasts 10 years and one that lasts 40, and it is standard practice on our new flat roofs.
We measure up, check the existing deck and falls, and spec the right system for the roof: felt, warm roof build-up, or GRP if the job calls for it.
